Did you know that by keeping up your yard, you could contribute up to 28% of your home’s overall value? That curb appeal is really starting to look good now! Your yard is the first thing that speaks to potential home buyers, here are some projects that will definitely pay off:

*Spruce up what you already have! Chances are, your yard is fundamentally fine, so it is time to do the little things. Pruning trees, trimming shrubs and cleaning up your flower beds are great places to start. Fluff your existing mulch to give it that fresh, new look. Kill weeds when they are small to avoid further infestations.

*Plant some trees! If you are looking for a less expensive option that will truly grow over time, trees are your choice! Saplings can cost as little as $10 from a nursery, and a mature tree can add $1,000 to the value of your home! Do your research and see what kind of tree will grow best in your area.

*Create some outdoor living space. Outdoor living rooms are all the rage right now. Create an outdoor kitchen with a built-in grill. Or add a fire pit to the end of your paved patio. Entertaining outdoors has become a much bigger trend, more patio space will leave potential buyers seeing the possibilities of what they could create.

*Mix up your perennials and annuals. Pretty flowers will make your yard stand out, but how much are you going to pay to have those flowers year after year? Make sure to mix it up with perennials which will last year after year without having to buy them again. Talk to your local gardening expert about flowers that bloom at different times, are different heights, colors and shapes.

One project that might not pay off? A pool. Pools are extremely expensive to put in and require a lot of maintenance. Unfortunately they don’t always give you a lot in return and require a buyer that wants to take on that work. Think of them as an investment for fun for your family rather than your future if you still want to take on that project.
